Builder A will work strictly to code and nothing else, so you end up with the bare minimum required by law. Builder B, however, will add extra insulation, run electrical plugs and outlets to your satisfaction, and will work with you on special needs, such as green building. In the long run, builder B is the best bet. You not only get what you want, but get special attention to specific needs.

Other Consideration On A New Build

On a new build, you will have the expense of new electrical installation, and new plumbing will need to be run. Building codes require that these runs be made from the source. You can't simply splice into old wiring to make it work, nor do the same with plumbing. In newer homes this is not much of a problem. In older homes, however, the builder may run into difficulty with old construction and older plumbing and wiring. GFI plugs and grounding wires need to be used in your new kitchen. There are specific ways they must be installed, and require a licensed electrician for installation.

What About The Old Kitchen?

You have determined that a new build is cheaper and will give you what you want. The old kitchen, however, must be dealt with after the new is finished. Countertop level plugs must be moved down to 16 inches from the floor to meet code. The process will require new wiring, also. For walls, it is a simple matter of installing 3/8" drywall, taping and mudding, and then repainting.

U-shape kitchen

Tips for Designing a Kitchen

Initial considerations

Be guided by common sense and convenience. Work out what's annoying about your existing kitchen - lack of light, bench space or power outlets, a single sink, a difficult-to-clean stovetop. Attempt to iron out those problems in the new design.

Don't be overly constrained by the existing configuration. Often pipes, gas lines electrics, walls and windows can be repositioned with less effort than you'd expect. Save money by retaining some fittings (resurfacing or refitting as needed).

Layout and traffic

Plan your kitchen considering the natural pattern of movement. Allow a comfortable distance between each of the kitchen's functions: storage, cooking, workspace, waste handling and washing up.

Position sink, fridge and cooktop so they form a 'work triangle'. The oven (or hotplate), sink and refrigerator should be no more than 7m apart in total and should be in the shape of a triangle.

Note that left- or right-handedness affects layout: for a good right-handed flow, position in this order (R to L): dishwasher/dishdrainer/sink, workspace, cooking unit, utility storage.

Position the sink, drainage and dishwasher first. This will comprise the biggest single unit in your kitchen. Sinks are usually placed against an outside wall under a window for convenient drainage and good natural lighting. The dishwasher should be close to the crockery and cutlery. It should also be away from doorways and stove, so it can be loaded easily.
Locate the food preparation areas between the stove and the sink.

Ensure appliances, sinks, benchtops and cabinetry all fit, accounting for the 'sweep' of doors and opening drawers and allowing for normal movement.

Allow 200mm clearance from the wall adjacent to the hinge of a fridge door and if installing a walloven, allow 200mm from any adjacent wall for elbow clearance. A minimum of 120cm is required between combinations in a double-sided kitchen so two people can work comfortably without getting in each other's way. The same distance is recommended between kitchen unit and dining table so that a person can sit comfortably at the table while another works by the kitchen counter.
Most kitchens will already have service points for major appliances. Changing these points can cost a great deal of money, so if you don't have an unlimited budget, your design choices may be somewhat predetermined.

If you're gutting your kitchen, consider installing extra power points at the time, as it is very expensive to get new ones put in when all the other work has been completed.

Work surfaces

Provide ample work surfaces in key areas: next to the refrigerator and oven; on both sides of the cooktop and sink. For safety and efficiency, allow adequate bench space for preparation (80-140cm between sink and hotplates, 30cm at each side of the cooktop) and serving (300mm for two plates, double for four); and at least 450mm set-down next to the fridge, pantry and wall oven. The recommended countertop depth is 60cm.

Set benches at varying heights to accommodate different tasks and users. A good working height is 80-95cm. Ensure your hotplate is lower and your sink higher than adjoining preparation benches. Avoid positioning a workspace or cooking unit in a corner.

As for finishes light and medium finishes continue to be popular, although kitchen designers and trendwatchers also see a growing interest in deep, rich browns as influenced by the furniture industry to some extent and to create a more formal look for the kitchen.

Cabinet manufacturers and kitchen designers are starting to design more individual and freestanding pieces of furniture instead of the usual built-in cabinetry for expanded 'great room' kitchens. This is known as the 'unfited' kitchen design first popularized by English designers and cabinetmakers. This also leads to another trend of incorporating features from heirloom quality furniture such as glazed, distressed and antique finishes.

Undermounted sinks in both cast iron and stainless steel are among recent changes in kitchen design because homeowners like the clean smooth look which blends with modern designs. The advantages of an undermounted sink are that it is functional, beautiful and very easy to install. The bowl is attached underneath a countertop. No sink rim shows above the countertop and there is no lip to collect water and catches dirt and crumbs. Instead debris is easily swept into the sink so that the counter can be cleaned faster.

Countertops: Natural stone remains most popular countertop material with the most popular being granite. Limestone is another popular choice. Mixing different materials is becoming more common, using stone on some counters, butcher block or concrete on others.

Cabinet door thickness is likely to be 1 inch instead of 3/4 inch since this size is more considered as being of higher quality.

Glazed, distressed and antique finishes are being used more and more to replace traditional ornate details once used on many high-end cabinets.

Painted finishes now include colors as cranberry, white, off-white and oyster.

According to kitchen designers as today's kitchen expands in size and complexity, "mixed orders" are becoming more commonplace. Kitchen islands, wet bars, baking centers and butler's pantries are being incorporated into more and more kitchen designs creating the need for more contrasts-in cabinet styles, colors, types of wood and finishes.

Tips for designing a kitchen

Kitchens are rooms people are drawn to, like moths to a flame. So naturally they should be practical and cheerful, while using smart design to make the space as user-freindly as possible. Follow our helpful tips that won't break the budget and uses kitchen areas to their full potential.

Initial considerations

Be guided by common sense and convenience. Work out what's annoying about your existing kitchen - lack of light, bench space or power outlets, a single sink, a difficult-to-clean stovetop. Attempt to iron out those problems in the new design.

Don't be overly constrained by the existing configuration. Often pipes, gas lines electrics, walls and windows can be repositioned with less effort than you'd expect. Save money by retaining some fittings (resurfacing or refitting as needed).

To save you time and stress consider a kitchen design/installation package.
If clever design can't solve space problems consider expanding the kitchen via a buffet-style breakfast bar or island bench. Alternatively,If you enjoy al fresco entertaining and have sufficient space consider adding an outdoor kitchen.

Layout and traffic

Plan your kitchen considering the natural pattern of movement. Allow a comfortable distance between each of the kitchen's functions: storage, cooking, workspace, waste handling and washing up.

Position sink, fridge and cooktop so they form a 'work triangle'. The oven (or hotplate), sink and refrigerator should be no more than 7m apart in total and should be in the shape of a triangle.

Note that left- or right-handedness affects layout: for a good right-handed flow, position in this order (R to L): dishwasher/dishdrainer/sink, workspace, cooking unit, utility storage.

Position the sink, drainage and dishwasher first. This will comprise the biggest single unit in your kitchen. Sinks are usually placed against an outside wall under a window for convenient drainage and good natural lighting. The dishwasher should be close to the crockery and cutlery. It should also be away from doorways and stove, so it can be loaded easily.
Locate the food preparation areas between the stove and the sink.

Ensure appliances, sinks, benchtops and cabinetry all fit, accounting for the 'sweep' of doors and opening drawers and allowing for normal movement.

Allow 200mm clearance from the wall adjacent to the hinge of a fridge door and if installing a walloven, allow 200mm from any adjacent wall for elbow clearance. A minimum of 120cm is required between combinations in a double-sided kitchen so two people can work comfortably without getting in each other's way. The same distance is recommended between kitchen unit and dining table so that a person can sit comfortably at the table while another works by the kitchen counter.
Most kitchens will already have service points for major appliances. Changing these points can cost a great deal of money, so if you don't have an unlimited budget, your design choices may be somewhat predetermined.

If you're gutting your kitchen, consider installing extra power points at the time, as it is very expensive to get new ones put in when all the other work has been completed.

Work surfaces

Provide ample work surfaces in key areas: next to the refrigerator and oven; on both sides of the cooktop and sink. For safety and efficiency, allow adequate bench space for preparation (80-140cm between sink and hotplates, 30cm at each side of the cooktop) and serving (300mm for two plates, double for four); and at least 450mm set-down next to the fridge, pantry and wall oven. The recommended countertop depth is 60cm.

Set benches at varying heights to accommodate different tasks and users. A good working height is 80-95cm. Ensure your hotplate is lower and your sink higher than adjoining preparation benches. Avoid positioning a workspace or cooking unit in a corner.
